Morgan Architectural Designs has been established since 2007 and offers architectural services for any scale of project from residential, commercial and public sectors. The practice has many years’ experience in various aspects of these fields ranging from internal alterations and small extensions for domestic properties, through to a large number of new houses. As well as new offices, galleries and extensions and alterations to schools.

At Morgan Architectural Designs we believe in providing a unique, practical solution to the client’s requirements in terms of the function, appearance and budget.

The majority of projects can be split into the following stages:
Initial design work

  • Survey and draw up the existing property/site.
  • Produce initial ideas for discussions.
  • Adapt and finalise designs with the client.

Planning Consent

  • Planning consent may be required based on the type of work, size and location of the property. We will be able to advise whether planning consent will be necessary.
  • Using the initial design ideas to produce drawings for the planning application.
  • Submitting planning application.
  • Liaising with planning officers to try and achieve planning consent.

Construction

  • Virtually all work needs building control approval from the local authority which is different from the planning consent. We will be able to work out the fee and the best way forward in order to gain this approval whether full plans or building notice.
  • Producing full set of construction drawings.
  • Submit these drawings for building control approval.
  • Issue the drawings to various builders for pricing and also to use for constructing the works.

The build itself

  • Once the prices from the builders have been returned we will analyse these to ascertain the most suitable builder for the job.
  • We will organise a contract to be in place between yourselves and the builder.
  • Oversee the project on site to ensure the builder is building to the drawings and your requirements.
  • Administrate the contract during the works on site.
  • Evaluate and certify any payments requested by the builders.
  • Inspect the works at the end of construction and insure the builder rectifies these snags.
  • Return after a fixed period of time after completion of the construction to identify any defects with the work that was been carried out and organize the builders to return and rectify these defects.
